4 Point Inspection – A Must Have For Homes 25 Years and older in Florida.
A 4 point inspection is an inspection of the roof, plumbing system, electrical system, heating/air conditioning and ventilation system. This inspection is now required by most insurance companies in Florida to determine the condition of the home prior to writing a policy.
Many insurance companies are canceling many home-owners insurance due to the increasing number of claims. Hence, many insurance companies require a 4 point inspection or a full roof inspection prior to writing their policy to protect their liability.
If you are required to have a 4 point inspection , you will have the following items checked during that inspection.
Electrical: .Age, type, and brand of electrical panel. Any unsafe or improper installation/repairs. Wire type and condition will also be inspected.
Plumbing: Inspection made on age, installation, condition, all connections, leakages, material type and life expectancy. Also, the water heater will be checked for age, wear, proper relief valve, and location of the water heater.
Roof: Inspection of age, installation, condition, materials used, leaks, signs of damage and life expectancy.
Air Conditioning: Inspection of age, installation, condition, temperatures, and proper condensate drainage.
